I might be reading between lines when there is not anything to read from the above posts but is it common to barter with vrbo folks on price? I ve always thought it would be better for an owner to rento to someone rather than noone but at the same time they need to make money since the facility will be used. Where s the line? My above post stems from the topic "Need last minute reservations" I accidentally created a new topic instead of a reply.
I would not entertain any barter offers. Our prices are much less than the price directly through the property itself. Renting to someone rather than no one is not always advisable. You have to consider wear and tear as well as utilities. I guess it depends upon the quality of your units. For us it is like our home and we keep it up to the highest standards. Many people use their units strictly for making money and maybe aren t as concerned about the condition of the property as others.
Be very careful and humble when making an "offer" on someone s vacation home. The only real opening for "barter" is if you are renting for multiple weeks, especially in low season. In that case, the owner may be able to make a discount since he won t incur some of the costs of turnovers. There is also the assumption that a long-term renter is less like to cut loose, and wreck the place, since he has to live in it.
Remember that rentals from owner are already lower priced than rentals through management companies, and there is little real wiggle room. You also run the risk of making the owner very angry. Someone once made a ridiculously low-ball "offer" on one of my properties. Even more offensive than the dollar amount was the attitude of "cash now - take it or leave it", otherwise I am "walking into your managers office tomorrow and booking through them". The event made me so furious that I took my home off of the market for three months so that they couldn t rent it at all - through me, or through my property managers.
The result was positive for me. When I reopened the property, rents went up. The property managers also understood that I was not going to accept discounts. We have a beautiful vacation home; and, now, it is fully booked with people who appreciate its value. I agree with lillious that, while their may be some owners just running their properties into the ground while they try to eke out every cent, many more of us treat these places as our homes.
We try very hard to provide the comforts of home and maintain our properties to the highest standard. We really do not want renters who look at our homes as comsumable commodities to be bartered for. First of all, if I understand your post, "bartering" is not the correct term. I believe you are referring to "haggling. I m sure there are some owners who, within reason, would lower their rates to rent a an unrented time slot "at the last minute" but as you noted, there are expenses utilities, exit service, etc.
Many landlords also are able to make use of their unrented weeks either personally or through family, friends, or neighboring owners. I totally understand the owners position but I personally see nothing wrong with a consumer seeking a bottom dollar deal for themselves You don t know what you can get unless you ask. I would just say no and don t take it as a personal insult.
Of course, there is nothing "wrong" with someone asking. We are just making you aware of the considerations involved, and of how a lowball offer might be received. Hopefully, our advice will be helpful to someone who really wants to rent a particular home, and would not wish to "get off on the wrong foot" with the owner. As I said, proceed courteously and cautiously if you are even considering making an "offer".
I agree with above posters about renting for less than advertised prices. I set my prices right at the "middle" as far as rents within our property even though I know my units are above average. I dont take it as an insult when a low offer is made, there is nothing wrong with looking for a bargain, but I do reply that my prices are firm and if you can find comparable accommodations for less, more power to you. Like a lot of owners that I know, I try to keep my units the way I want them to be when I use it myself, about six times a year.
We find pleasure in reading comments from guests that we have helped make their vacation more enjoyable. I think that is the factor that you generally find when you rent from an owner rather than through an agent. It is good to hear the owners views on this although I am a bit surprised by the intensity of some. I politely asked several owners at another destination if they could accomadate my budget.
Without exception, all I asked wrote back and none seemed offended. Only one felt he could come down a bit on the price and I understood when the others explained that they could not. As with anything, so much depends on the attitude of those imvolved. I think I might be offended if someone offered a ridiculously low amount for a home I had for rent.
I do not feel I could take that person seriously. I do , however, think there is nothing wrong with offering a slightly lower amount and seeing if an owner will come down a bit. From posts here, I see that not all are concerned about keeping the unit rented. That, of course, is the owner s right, but I think they need a balance in their approach as they have chosen to deal with the public by offering their home to rent.
Correction on haggling is appreciated because you are right I m not interesting in bartering. My family can get to Myrtle in about hours so it occured to me to find a property on VRBO and contact the owner with an offer of May pricing versus June pricing for the 2nd week of June or some such. I appreciate the replies though it gives me a better perspective that at least the majority of owner s here say "no"..
Some of the weeks shown as open on the availability calendars may not actually be available. VRBO availability calendars are helpful; however, they are notoriously inaccurate, since owners forget to update them. If a particular property has lots of vacancies in all months, you need to ask yourself why that might be. Many renters book a year in advance for a place they like. Unless the home is a new listing, you need to wonder why no one liked it enough to come back. Every year is different.
If the weeks really are open, and you would have the flexibility to travel at the last minute, the owner might be more interested in your proposal closer to the dates. Write a polite email explaining that you are flexible. Ask the owner to keep you in mind if he has any weeks in June that do not book up, and would like to rent to you for X dollars.
